Description: Loft conversion to create a 1-bedroom space with a separate bathroom using a hip-to-gable rear dormer construction. We built a loft space for the customer with room for a double bed and decent lounging space plus built in wardrobes.
The tiled bathroom has a shower, sink and toilet with a small window. The dormer windows gave a good view of the back of the area.
A nice bright spacey room to sleep and relax.
Project Breakdown
Velux Windows:
- 2x Top Hung MK04 windows for improved natural light.
Bedroom and Bathroom:
- Creation of 1 dormer/gable bedroom with a separate bathroom for added functionality and privacy.
Walls:
- Existing first-floor wall inspected; no modifications required to accommodate the new staircase.
Windows (Triple Glazed White UPVC):
- Bedroom Sliding Doors: 2000×1800 mm
- Bathroom Window: 600×1000 mm
- Gable Window: 600×1000 mm
Flooring:
- Installation of 22mm water-resistant interlocking flooring for durability and moisture protection.
Roofing and Dormer Coverings:
- New concrete Breckland Brown plain tiles for the front roof and dormer.
- Flat roof construction with matching tiled finishes for dormer/gable.
- White fascia and soffit with black half-round guttering on both front and back dormers.
Carpentry:
- Skirting and architraves to match the existing style of the house.
- Installation of all new fire doors and storage doors for safety and functionality.
Staircase:
- Double wind pine staircase with:
- Pine strings, posts, newels, spindles, treads, and handrail.
- Customised to match the existing landing size.
Plumbing:
- 1 radiator installed.
- Complete 1st and 2nd fix plumbing for the loft space, including the fitting of the bathroom.
Electrical:
- Comprehensive 1st and 2nd fix installation.
- Two lights for front storage areas.
- Three smoke detectors for safety.
- Four double sockets in each new room (placement per client’s request).
- Extractor fan in the bathroom.
Plastering:
- Full plastering of the new loft space, including the first-floor ceiling and landing.
Lighting:
- 14 lighting points installed across the new ceiling.
- Light switches at the bottom and top of the stairs and in all new rooms.
Scaffolding:
- Provided as required throughout the project.
